Structural engineer cost for a load-bearing wall removal

Opening up a kitchen is the commonest reason a homeowner ever instructs a structural engineer. The engineering fee is the small line on the job, and the one that keeps the rest of it lawful.
What the engineer does on a wall removal
- Confirms the wall is load-bearing, and what it carries: floor joists, the wall above, roof loads. Not every internal wall is structural, and a visit that says "not load-bearing" is the cheapest good news available.
- Specifies the beam: usually a steel (with padstones and bearing details), sized by calculation for the loads above, including any point loads the obvious inspection misses.
- Produces the calculation package that building control will check, beam size, bearings, and where needed, temporary works advice for the contractor.

Some engineers price calculations remotely from drawings and photographs at the bottom of the range; a site visit costs more and catches more. For anything other than a plainly simple opening, the visit is worth its fee.
The sequence that keeps it lawful
- Engineer confirms the wall's role and specifies the beam, with calculations.
- Building regulations application goes in (full plans or building notice) before work starts; removing a load-bearing wall is notifiable building work.
- The contractor installs with temporary propping per the engineer's design; building control inspects at the agreed stages.
- You keep the completion certificate with the calculations, the two documents every future buyer's conveyancer will ask for. Work done without them resurfaces at sale time as retrospective regularisation, which costs more than doing it properly did.
